Services
Home Report
Our Home Report is a legally required document for selling property in Scotland, comprising a Single Survey, Mortgage Valuation, Property Questionnaire, and Energy Report. Conducted by RICS-registered surveyors, it provides buyers with essential information on condition, valuation, and energy efficiency. This comprehensive report ensures compliance and facilitates informed purchasing decisions, streamlining the sales process for sellers.
Mortgage Valuation
Our Mortgage Valuation service is designed for properties exempt from Home Report legislation. Delivered by experienced RICS surveyors, it provides lenders with an accurate property assessment to secure mortgage financing. This service ensures compliance with financial institution requirements while offering sellers a streamlined alternative to full Home Reports.
Energy Report
We produce Energy Reports valid for 10 years, required for first-time property sales or rentals in Scotland. These reports include an Energy Performance Certificate (EPC) detailing carbon emissions, energy efficiency ratings, and recommendations for improvement. Our surveyors ensure full compliance with Scottish regulations while helping property owners enhance energy performance.
Single Survey
The Single Survey is a core component of the Home Report, assessing a propertys condition and valuation. Our RICS surveyors conduct thorough inspections to identify defects and provide detailed analysis. This report empowers buyers to make informed decisions and helps sellers understand their propertys market position accurately.
Replacement Home Report
We provide replacement Home Reports for expired documents, maintaining compliance with the 3-month valuation validity period. Our efficient service ensures sellers can continue marketing their property without disruption. Conducted by experienced surveyors, these reports uphold the same rigorous standards as initial assessments.
