About Us

Luxton Surveyors is a professional and experienced company that offers a range of services including property surveys, specialist reports, property valuations, planning, expert witness, and project management. Our company is based in Honiton and we specialize in these services throughout East Devon, including Honiton, Sidmouth, Ottery Saint Mary, Colyton, Seaton, Axminster, and Lyme Regis.

Our director, Keith Luxton, is a fully qualified and RICS chartered surveyor with over 26 years of experience in the south-west of England. With a background in property management and estate agency, Keith is well-positioned to provide comprehensive advice to property purchasers.

Property Surveys

We offer a comprehensive Building Survey, which is the most detailed level of inspection and report available. This service is suitable for older or unusual properties and provides detailed advice on construction, condition, and makes appropriate recommendations for remedial works or further investigation. The Building Survey is delivered in accordance with the Home Survey Standard (1st Edition) RICS professional standard and is equivalent to a Level 3 survey.

Our survey reports are always accompanied by standard terms and conditions, and we are happy to discuss alternative reports, such as for the investigation of specific defects or main structure only. Our goal is to provide peace of mind to our clients and ensure that they have all the information they need to make informed decisions about their property.

Specialist Reports

In addition to our comprehensive Building Survey, we also offer a range of specialist reports for issues such as dampness and condensation, private drainage systems, render and plaster failures, and thatch condition. Keith Luxton has a diploma in Architectural Conservation and is particularly experienced with cob and thatch buildings that are so distinctive of the South-West.

Cob is a mix of locally sourced clay subsoil, stone aggregate, and straw that dries to a hard material. It is strong in compression but weak in tension and is not good at resisting lateral forces. Cob walls were usually built with a stone plinth to keep the cob above ground level, and it is important that cob is kept reasonably dry to maintain its strength and stability. We recommend the use of vapour permeable renders and plasters based on traditional lime mortar.

Our property valuations are conducted in accordance with the RICS Valuation - Professional Standards and are fully compliant with the latest industry standards. We provide a comprehensive report that includes the estimated market value of the property, along with an assessment of its condition and any potential issues that may affect its value.

Our valuations are conducted by a fully qualified RICS chartered surveyor and are suitable for a variety of purposes, including mortgage applications, property disputes, and insurance claims.
