Gradient Consultants

Gradient Consultants is an award-winning firm of Chartered Building Surveyors and Property Consultants. Our story began in 2003, born out of the shared vision of our directors, Clare Armstrong and Richard Garland. They believed, and still do, that a firm could offer clients the expertise of a larger London practice, but with a commitment to delivering a personal service and developing strong client relationships.

Our ethos was developed over coffee tables at the original Bills in Lewes, and we founded our firm on the belief that there was a better, friendlier way of doing business in our sector. Many a cake and coffee later, we have grown to an award-winning firm with a team of experts who share and deliver that original vision. Our client list now includes many Prime Central London properties (with some celebrity names) as well as The Environment Agency, Alexandra Palace, and London Fire Brigade, and is growing all the time.

From surveys of residential properties in the Sussex countryside to working with public sector bodies to help them make sense of the legislation that comes with owning property - our services are diverse. With our head office in Eastbourne, our work takes us across Sussex, Kent, and London on buildings large and small.

Our Services

We offer a wide and specialized range of services that help our clients understand, manage, and improve their property. We don't just focus our energies on buildings, but on people too - after all, we understand that buildings need to function for the people who live and work in them.

Our services include Asbestos Management, where we work with clients to review their existing service, policies, and procedures and develop and implement action plans to achieve compliance and peace of mind. We also provide expert advice on legislation and health and safety in construction and workplace and facility management. Our team is equipped to lead major public sector procurement exercises as technical lead and design and implement bespoke asbestos register software.

We also offer services in the field of Property Management, where we assist our clients in managing their property portfolios, providing a comprehensive and personalized approach to property management. This includes managing residential and commercial premises for major clients, ensuring that all properties are compliant with relevant legislation and regulations.

Our Team

Our team is friendly, approachable, and comprises of experts with years of experience and industry specialisms between us. We have a shared vision for a firm that could give clients the expertise of a larger London practice but with a real focus on developing relationships and offering a personal service.

Our team is led by Clare Armstrong, who is an industry specialist in asbestos management with a particular focus on the housing sector. She has over 20 years' experience in the industry and has worked with some of the UK's largest social landlords to assist them with their compliance both in consultancy and interim roles.

Richard Garland, our co-director, has a background in construction and property management. He has extensive experience in managing large-scale construction projects and providing property management services to clients across Sussex and London.
